Community Development
The Development process in The City of Johnson City is a simple process involving the City Administrator, the City Building Official, and sometimes, the Planning and Zoning Commission and City Council.
The City Staff is available to assist with the process and make it as easy as possible.
In order to make the process go as smooth as possible a few pieces of information need to be gathered.
First and foremost is the proper platting of the property in question.
Ensuring that the property is properly platted and recorded or, if the property needs to be re platted is essential in getting the development process started.
If the property needs to be re platted 1 copy must be submitted to the City of Johnson City and 1 copy must be submitted to Blanco County for approval. Once approved by the City of Johnson City and the County a final set with all the approved changes will need to submitted for signature and final recording with the County.
Zoning is also crucial at this point to ensure the planned use of the property is in compliance with the City of Johnson City's Zoning Ordinance.
If the Use of the property is in compliance with the Zoning Ordinance of the City of Johnson City then the next step will be site plan development, if not the following procedures will need to be followed:
1. Contact the City administrator and request to be put on the Planning and Zoning Commission agenda and submit a letter of explanation and any supporting documents for review.
2. Attend the planning and zoning commission meeting to show just cause as to why the property should be rezoned or a variance granted.
3. One approval or disapproval has been obtained the recommendation of the commission will be forwarded to the City Council for Final approval.(the Planning and Zoning Commission does not have final authority but will make a recommendation to the City Council)
4. Attend the City Council Meeting to answer any questions that may arise and show just cause as to why the zoning should change or a variance be granted.
Once the variance is granted or the zoning has been changed the next step is site plan development.
Site plans are required to be submitted on all projects. Site plan review helps to ensure setbacks are followed and no encroachments into the established easements are present. The site plan should show all driveways, sidewalks, buildings, easements (public and private) property lines, and accessory structures.
Sites along US Hwy 281 or Hwy 290 Must have TXDOT approval on all entrances and culverts installed on their sites.
